Let me tell you why it would be in your best interest to have a buyer’s agent represent you in the process of buying your next home. You may be thinking, why do I need a buyer’s agent to help me? I can successfully navigate the home buying process myself, I’ve done it once before.
Think of it this way, if you were on trial for your life, would you want to attempt to navigate the intricacies of our judicial and legal system on your own? Unless you’re an attorney, you probably would want someone to help you with such a complex situation. Same goes for home buying.
There are several areas where the savings may not seem like much, but adding them all together can translate into hundreds even thousands of dollars that you won’t have to pay upon moving into your new home.
If your agent can negotiate for the seller to pay for your home warranty, that saves you about $500. Costs vary among the various home warranty companies and it can depend on if there are additional services added on. But this is now $500 that you do not have to pay. As a side note, home warranties are not required in a resale home purchase.
Your agent can negotiate closing costs to be paid on your behalf. That’s always a good thing. Again, it would mean less cash from you at the closing. That can range anywhere from $500 to over $4000.
A big one that I think many buyers overlook is your agent’s knowledge and ability to help negotiate repairs during the inspection period. This one can also range from about $500 to over $2000.
