Why do I need a buyer’s agent to help me?

Let me tell you why it would be in your best interest to have a buyer's agent represent you in the process of buying your next home. You may be thinking, why do I need a buyer's agent to help me? I can successfully navigate the home buying process myself, I've done it once before. Think of it this way, if you were on trial for your life, would you want to attempt to navigate the intricacies of our judicial and legal system on  your own? Unless you're an attorney, you probably would want someone to help you with such a complex situation. Same goes for home buying. There are several areas where the savings may not … [Read more...]

5 Most Expensive Homes for Sale in the Phoenix Area

Currently, there are over 16,200 single family homes for sale in our MLS. About 10% of those homes are priced at $1,000,000 or more. These million dollar homes are located throughout Maricopa County. The major concentrations of which are in Paradise Valley and Scottsdale. Although, you can find luxury homes all throughout the valley...like in Chandler, Phoenix, Peoria, Cave Creek, and Gilbert. I was curious to see of these 10%, which ones were currently the five most expensive homes for sale. Our MLS is a treasure trove of real estate information, I began my search there and found these five, spectacular … [Read more...]

Current State of the Real Estate Market in Phoenix

How's the real estate market? That is one of the most common questions that a real estate agent hears. We are certainly past those days where foreclosures and short-sales dominated the market. Nowadays, those distressed property sales make up a small fraction of our real estate market. We hit the bottom a few years back and our market is currently stable. Prices continue to steadily increase all throughout Maricopa County. While that is definitely a positive thing, a downside of increased prices is that our market for homes priced under $200,000 is dwindling. I see it especially in the number of homes available to … [Read more...]

Giving Back to Our Communities

One of the many goals of AZ Dream Real Estate Team is to be able to give back to our communities. We will soon be providing charitable contributions to organizations that are near and dear to us. I am a huge advocate for pets and want my contributions to help educate pet owners on how to better care for their furry family members. Some of my favorite organizations are, in no particular order, Lost Our Home Pet Foundation, The Arizona Humane Society, Arizona Animal Welfare League and Maricopa County Animal Care & Control. Another organization that is near and dear to not only Frank, but to myself, is The 100 … [Read more...]

Ready to make the move to Phoenix?

The weather in the Phoenix area today will be a balmy 72 degrees. We have over 300 days of sunshine per year here. Which can be most brutal during the summer months. But, it is a nice trade-off for these great fall and winter days here. I would gladly take the 100+ degree days in the summer because it means that I do not have to be stranded in my home while snow piles up outside during the winter. My sister lived in eastern Washington state for a couple of years. I had the pleasure of visiting one December for my brother-in-law's graduation from Washington State University. The overnight temperature was about 12 … [Read more...]

Top Three Reasons to Buy a Home Warranty

When you purchase a home, whether it is a re-sale home or whether it is a new construction home, you have the option to purchase a home warranty. Many times, I find that buyers are not interested in getting one. But, let me tell you the top three reasons why I think they are worth every penny. 1. The air conditioner is covered in the event that it breaks down. It is possible to survive in the desert without air conditioning, but why would you want to do that? It gets so hot here! A home warranty would cover repairs and if the unit is not repairable, it will be replaced. Depending on your home warranty company, you … [Read more...]

Mountainside Homes in Phoenix

Views of the Phoenix City Lights I have always loved living in the south side of Phoenix. It's not too far of a drive to downtown Phoenix, the freeway is just minutes away. And where I live, it is so centrally located and convenient, I couldn't ask for a better place to live. This part of Phoenix was largely ignored by home and commercial developers for many years. We won't dwell on the reasons for that here. When I was a little girl in the mid 1980's, Baseline Road was one lane each way for many sections of Baseline from Priest in Tempe all the way to the reservation on the west side of Laveen. And there were … [Read more...]

Why I Love Living in the South Mountain Village

South Mountain Area of Phoenix AZ   When I was about three and a half, my family uprooted and moved to California from Mexico. We lived there for a few months, and my parents eventually decided that the land of opportunity for us would be in the wonderful Valley of the Sun. We moved to Phoenix and I have lived here ever since. Over 33 years and counting. I've had the pleasure of visiting many a state in our great nation, from Hawaii to Florida and in between. I have to say, there is no place I would rather live than the South Mountain area of Phoenix. We do not have a high risk for natural disasters … [Read more...]
