How’s the Phoenix real estate market?

How's the Phoenix real estate market? It's natural that I get asked this question often, people are curious. Right now, the real estate market is great. Interest rates are low, great time to buy. One thing does frustrate me, and it's actually been a constant for the past two years or so. This constant has been the scarcity of homes available for sale. Particularly once buyers begin to look for very specific criteria for their new home. There are so, so many buyers that are pre-qualified and ready to go. Which means that if you're thinking of selling your home, get it out there! Priced right and … [Read more...]

Top Three Things That Will Sell Your Home Fast

What are the top three things that will sell your home fast? Over the past ten years, I have noticed that what sells a home quickly and for top dollar is fairly consistent from neighborhood to neighborhood. Some might think that the entire home has to be updated, painted, new fixtures added, new flooring. All of which are really nice to have from the buyer's perspective, but if the seller does not have the funds or the energy to do all that, then they only need to focus on the main things. First, make sure the home is clean and uncluttered both inside and out. Landscaping should be immaculate to give great curb … [Read more...]

Homes for sale in South Phoenix, AZ

Homes for sale in South Phoenix, AZ. Are you thinking about moving to the South Phoenix area? This area, also known as the South Mountain or Baseline Corridor area, has the home for you. Our geographic boundaries are from the Salt River bed south to South Mountain Park. And from 48th street on the east to 27th avenue on the west. Our community is unique, diverse, and close knit. I love living here! The area is just a short distance from downtown Phoenix.  Getting to other parts of town is easy as there are major freeways not too far away. You would be pretty much in the middle of the Phoenix metro area, which … [Read more...]

Homes with pools in South Mountain AZ

Homes with pools in South Mountain AZ. The projected highs for this weekend are, depending on which weather station you are listening to, 114 degrees to 116 degrees. Summer does not officially begin until the end of June, but it has already been pretty warm here in Phoenix. Granted, by our standards of measuring heat, it has been relatively mild. In the high 80's, low 90's. This is the time of year where I am ever so grateful for our mild winter. And also so grateful and happy that someone invented air conditioning. This is also the time of year where many buyers look for homes with pools. If you have a home in … [Read more...]

South Mountain AZ luxury homes for sale. Are you looking for that perfect home near downtown Phoenix and yet offering privacy and tranquility? Then welcome to one of the valley's best kept secrets. Close to downtown Phoenix with one of the largest urban parks directly in your backyard, and several communities to choose from. Is it a good time to sell my South Mountain AZ home?

Is it a good time to sell my South Mountain AZ home? I should think so, when you have more buyers than sellers, it's a plus for the seller. For the price range of up to about $250,000, there are more buyers than there are homes available. Homes tend to sell quickly if they're priced well and show well. For the price range from $250,000 and up, the average time it takes to get an accepted offer on a home is 98 days. That's still fairly quick here in the communities of South Mountain. The number of single family homes available for sale in all of 85041 and 85042 is 204. Considering that on average 101 … [Read more...]

Happy 10 Year Anniversary to Luz Ibarra Ceballos

Happy 10 year anniversary to Luz Ibarra Ceballos! That's me. Last month marked my 10 year anniversary being a real estate agent. I got into real estate just as the real estate market began to spiral downward in what seemed like a never-ending free fall. Home prices plummeted and people were losing their homes to foreclosure in an unstoppable tide. Agents were leaving the industry left and right. In 2007 and 2008, it seemed that the number of active single family homes for sale at any given time in our MLS hovered around 60,000. For comparison, the number of active single family for the past year and a half has … [Read more...]

I Am Not a Tour Guide, I Am a Real Estate Agent

I am not a tour guide, I am a real estate agent. I often get inquiries or phone calls from potential buyers and they are requesting to go view a home right away. Most of these people do not realize that the majority of real estate agents run their business like any other profession. Which means we set appointments and meet you face to face in our office or other public place. I'll share my process with you. First of all, I'm glad that you chose to contact me for your real estate needs and I would love the opportunity to be your real estate agent. I don't work with just anybody, though. I work with clients … [Read more...]

Getting Your Offer Accepted

Getting your offer accepted amongst a sea of other offers. I recently worked with a client who is using a VA loan to purchase a property. My client was looking in a very, very specific area and there have not been many properties that have come up for sale that met his criteria. And the ones that were showing up for sale were selling quickly. Like within one to two days. Evidently, a lot of other buyers are very much interested in this part of  town, as well. Last Saturday, we went out to preview three properties. One of which had only been on the market a couple of days. After speaking with the listing agent to … [Read more...]
